Solar is still a realistic potential option for you. Most freeholders and tenants are looking to transition to a more environmentally friendly portfolio to meet their CSG commitments and comply with EPC regulations so are supportive of solar PV. In most cases the answer is no, when considering roof top solar. If your building is listed or in a conservation area planning permission may be required and you would need advice on this. 

Ground mounted solar will probably require planning depending upon your exact circumstances.

Landlords,  Investors , and Tenants face severe penalties for not taking the necessary steps to comply with the new rules. Apart from in exceptional circumstances, we would expect  the installation of roof top solar to materially improve a buildings EPC  score and in our experience often upgrades the property to the next band.

A PPA is a Power Purchase Agreement. This is a contract that allows your organisation to secure a portion of its monthly electricity consumption from Solar Commercial Ltd with zero upfront costs. We fund the installation of your system, that will have been designed specifically for your site, then charge an index linked rate for your electricity. Allowing you to power at a lower rate and reduce your carbon emissions.

The Government has introduced a 100% Business Rates exemption for eligible plant and machinery used in onsite renewable energy generation and storage, such as roof top solar from 2023 to 2035.

In the March 2023 budget the government amended the rules so that businessses can claim a 100% first year capital allowances on the cost of purchasing and installing solar panels, meaning the entire cost of the project can be deducted from taxable profit in the first year.
